San Diego International Airport announces retail and dining concession partners for new T1

USA. The San Diego County Regional Airport Authority Board has approved the final group of concession partners for restaurants and retail shops at the new Terminal 1. These offer a mix of local, regional and national brands.

The first concession lease was approved by the Board in early June. In total, six partners will open 19 restaurants and seven retail stores in the new T1, spanning 32,000sq ft for food & beverage space and 14,000sq ft for convenience retail space. The first phase (19 gates) is slated to open in 2025 and the remaining 11 gates in early 2028.

The partners selected are: High Flying Foods, Areas San JV LLC, Paradies Lagardere@SAN, LLC, Marshall Retail Group LLC, Emerging Domestic Market Ventures Inc. and McDonald’s USA. Together they represent the following brands and concepts:

  • Food and Beverage: Kettner Exchange, Puesto, Mostra Coffee, Parakeet Café, Better Buzz, Cutwater Restaurant & Bar, Lofty Coffee, Understory Bar & Restaurant, NOVO Brewing, El Pez, Taco Stand, Ambrosio 15, Herb & Air, SIP Wine & Beer, 900A Tony Hawk Public House, Luna Grill, Mr. Moto Pizza, Carnitas Snack Shack, Grab & Go Subs, Café Moto, Chick-fil-A, and McDonald’s.
  • Retail, Convenience, and Gifts: Gaslamp Marketplace, Hip & Humble, SAN Supply Co. and Goods Express @ SAN, Goods Univision Travel Store, No Boundaries, The Commissary, InMotion, WHS Smith, Liberty Station, and The Arts District Market.

“We were extremely impressed with all the proposals for restaurants and retail shops we received,” said San Diego County Regional Airport Authority CEO and President Kimberly Becker. “Proposers were required to meet specific concept, design and operational criteria that will help San Diego Airport offer our customers a wide selection of regional and national brands. We were pleased that all of the proposals were competitive and compelling.”

When selecting the concessionaires, the airport said it looked for a variety of local, regional, and national names, while taking into consideration financial capability and experience, concept development, unit location design, materials and capital, environmental sustainability, small business inclusion, and customer service.

Restaurants were required to offer menu options to meet customer needs for full-service casual dining, quick service, gourmet coffee/bakery, and bars with appetiser plates. In addition, the menus are tailored to a broad variety of tastes and nutritional needs, served as breakfast, lunch, dinner, and snacks, the airport authority said.

Four of the six concessionaires selected are new to the airport and two, High Flying Foods and Paradies Lagardere@SAN, have existing leases for restaurant and retail space. All operators will have ACDBE-certified (Airport Concessions Disadvantaged Business Enterprise) business participation through either joint venture partnerships, subleases, or vendor/suppliers. Two leases will be assigned to or operated by an ACDBE prime concessionaire.

High Flying Foods will operate 12 restaurants: Kettner Exchange (opening in 2028); Puesto and Mostra Coffee (2028); Parakeet Café (2025); Better Buzz (2025); Cutwater Restaurant & Bar and Lofty Coffee (2025); Understory Bar & Restaurant (2025); NOVO brewing (2028); Taco Stand (2025); Ambrosio 15 (2025); Herb & Air (2025); El Pez Kitchen & Sushi (2028) and Chick-fil-A (2028).

Areas USA will operate five restaurants: 900A Tony Hawk Public House (2028); Luna Grill (2025); Mr. Moto Pizza (2028); Carnitas Snack Shack (2028) and SIP Wine & Beer (2028).

McDonald’s USA will run one restaurant, as will Emerging Domestic Market Ventures with Grab & Go Subs and Café Moto.

Paradies Lagardere@SAN will operate the following retail/news/convenience stores: Gaslamp Marketplace (opening in 2028); Hip & Humble (2028); SAN Supply Co. and Goods Express @ SAN (2025) and Univision (2028).

Marshall Retail Group will run the following stores: The Commissary (2028); WHSmith (2028); InMotion (2028); Liberty Station (2025) and The Arts District Market (2025). ✈
