Phoenix Sky Harbor seeks partners for phase two of T4 retail overhaul

USA. Phoenix Sky Harbor International Airport has begun the second phase of its Terminal 4 retail concession contract solicitation process.

Contracts are expected to be awarded for packages 9 to 16 in April 2017. Package 15 features two duty free/duty paid stores encompassing 2,119sq ft in total space. The chart below details the full concession opportunities.

The City of Phoenix Aviation Department approved a series of speciality retail concession awards at T4 in June as part of the first phase of its solicitation process. Among the winners were Lagardère Travel Retail and Partners, Avila Retail Development and Management, HG Phoenix Retailers JV, Paradies PHX and XpresSpa Phoenix Airport.

The authority held a Business Information Meeting on 15 July to outline details of the second phase. Attendees included representatives from Duty Free Americas, Hudson Group, LAM Holdings, Paradies Lagardere and Travel Retail Partners.

The lease term is seven years with one three-year option. Rent will be whichever is greater of the minimum annual guarantee (MAG) or percentage rent. The contract requires a minimum capital investment of US$350 per sq ft.

A Pre-Response Meeting is scheduled to be held tomorrow (2 August), and submissions are due by 8 September.
