San Antonio International Airport seeks commercial concessions partner for Terminal A

USA. The City of San Antonio Aviation Department has issued a request for proposals (RFP) for a food, beverage and retail prime (master) concessionaire for San Antonio International Airport Terminal A.

The opportunity at the South Texan gateway spans 10,127sq ft across ten locations for speciality retail concepts, casual and quick service dining options and coffee shops. One respondent will be awarded the non-exclusive rights to lease, operate, manage and/or sublease a combination of these concessions.

The prime concessionaire contract is for seven years with three one-year extension options. The RFP does not include duty free, which is managed by Duty Free Americas under its UETA International Duty Free brand.

The airport requires bidders to propose minimum percentage rental fees. For post-security locations they can be no less than the following percentages by category: 10% for food and non-alcoholic beverages; 14% for alcoholic beverages; and 12% for specialty retail. For pre-security locations: no minimum for food and non-alcoholic beverages; 14% minimum for alcoholic beverages (if any); and 12% minimum for specialty retail (if any).

The minimum annual guarantee will be as proposed by the winning bidder. The airport has set ACDBE participation goals of 24.45% of annual gross sales for F&B. For retail it is 20.19% of annual gross sales.

Terminal A is a 369,687sq ft building featuring 16 passenger loading gates served by AeroMexico, Air Canada, Alaska, Allegiant Air, American, Delta, Frontier, Interjet, Southwest, and Volaris. Terminal B is operated by American and United. In 2016, the airport served over 8.6 million passengers.

The RFP requests proposals containing “a balance of local or regional concepts with national brand concepts, which will give passengers a sense of San Antonio and the comfort of choosing national brands.”

The airport company said generic food concepts or concepts that only exist in other airports “will not achieve these objectives”.

A pre-submittal conference will be held at the San Antonio International Airport, Terminal A Mezzanine Conference Room at 1.00 p.m. on 22 February. The deadline for proposals is 18 April.
