Dallas/Fort Worth issues RFP for 11 retail and F&B opportunities

USA. Dallas/Fort Worth International Airport (DFW) has officially issued request for proposals for 11 concession opportunities across the retail and food & beverage sectors across terminals A, C and D, via The Moodie Davitt Report.

As previously reported, the opportunities are formed of 11 packages across 16 locations. The solicitation also offers one restaurant pad site at Southgate Plaza as a Request for Information.

The F&B opportunities include a Texan cuisine restaurant, a bar, two units for sweet snacks, two for salty snacks, a gelato/frozen treat outlet and there is a café combined with a travel essential outlet. Other retail includes two electronics stores, a convenience retail outlet, a candy store and the balance is made up of travel essentials outlets with a coffee offer.

The stores range in size from 84sq ft (for the smaller of the sweet snacks locations) to 5,457sq ft (for the bar).

DFW boasts one of the largest concessions programmes in North America. It has over 200 shops and restaurants, with the programme generating over $333 million in FY16.

The airport provides air service to 168 domestic and 57 international destinations, for a total of 225 non-stop destinations.

DFW Terminal Renewal and Improvement Programme (TRIP)

DFW is currently undergoing a phased construction programme to renew infrastructure and modernise its four legacy terminals (A,B,C,E). As part of the programme, the airport will close sections for one-to-two years at a time. Terminals A and C were completed this year. Works at Terminal B will be completed in 2018.

Terminal C is DFW’s busiest and the airport authority has begun to enhance its concession programme to allow for more opportunities and enhance the customer experience.

Terminal D celebrates its 10th anniversary this year. DFW has started a re-visioning programme also enhance the opportunities and experiences in this international terminal. International enplanements have increased over +50% since the opening of Terminal D

The airport recently conducted a passenger segmentation study to identify:

· How DFW customers differ on attitudes, needs and behaviours.

· What amenities and services will better serve DFW customers?

· Insights to determine what message points are key in marketing communications

DWF stressed to interested parties that it is important for them to note that the airport environment presents the operator a unique set of challenges which do not exist in a typical shopping centre environment. The airport stipulated:

·      The airport customer has a limited amount of time to spend shopping and at restaurants therefore must be served quickly.

·      Flight delays means operations must be flexible and extend hours, and in some instances, overnight hours or early openings due to flight delays or cancelled flights.

·      Customers are primarily airline passengers traveling with carry-on luggage and in some instances, luggage carts.

·      Passengers often travel across time zones; therefore, a full menu should be available at all times at food & beverage locations.

·      Each concession employee is an ambassador for the airport. Training is essential and should include knowledge of the terminal areas and other services.

·      The airport is a non-smoking facility.

Minimum Annual Guarantee

Minimum Annual Guarantee (MAG) is set for all F&B and retail locations. Proposed alternate MAGs will not be accepted unless otherwise stated on the package description.

ACDBE & M/WBE Goal

The DFW International Airport’s Business Diversity and Development Department (BDDD) will review submissions and determine if Proposers have met, or made a good faith effort to meet, the ACDBE & M/WBE requirements.
