Hawke’s Bay Airport issues RFP for trio of tenders in full retail refresh

NEW ZEALAND. Hawke’s Bay Airport has released a Request for Proposals (RFP) for three retail concessions as the airport prepares to refresh its commercial offer.

The North Island airport, which has seen its traffic increase by 50% to nearly 750,000 annual passengers in the last five years, currently only has a 58 sq m café. The airport is looking to grow the retail and F&B presence to reflect the increased passenger traffic and drive increased spend per passenger.

The airport operator said a NZ$21 million (US$14.1 million) redevelopment of the terminal building had given it a chance to refresh the airport’s commercial facilities.

Hawkes Bay Airport Ltd has, therefore, released three separate six-year tenancies for a central F&B facility, an anchor retail shop and an F&B kiosk. As the airport is domestic only, all of the commercial spaces will be in an area open to the public.

The 240 sq m F&B hub will be a café and wine bar, which will have exclusive on-premise liquor rights for the airport. The airport operator has said it is expecting operators that offer a separate wine bar proposition with local products, a quality and seasonal selection of hot and cold food, vegetarian, vegan, gluten-free and children’s options, as well as a range of local products.

“We invite you to be creative – why can’t the airport be home to the best café and wine bar experience in Hawke’s Bay?” the airport operator said.

The anchor retail concession will be a 170 sq m store offering newspapers, books, travel essentials, destination products/souvenirs, cold drinks, off-licence alcohol, confectionery and snacks with the proposed name Hello Hawke’s Bay. The successful retailer is expected to engage with local suppliers to offer a strong Sense of Place.

Finally, the 24 sq m kiosk will be at the centre of passenger flow. It is expected to gain a reputation for reliable and efficient coffee, non-alcoholic drinks and grab-and-go food.

Rent will be calculated on the higher of a turnover rent or minimum annual guarantee. Proposals will be evaluated on these amounts, as well as budget for fit-out, relevant experience and inclusion of local content.
